The site investigation phase is a pivotal aspect of any new development project. During this phase, typically when a letter of intent (LOI) has been prepared, RSI Group provides a Site Investigation Report (SIR). The SIR is a detailed summary of the anticipated development costs (building permits, impact fees, utility impacts fees, etc.) associated with the project, estimated time frame to secure all necessary permits and/or entitlements, identification of all applicable codes and design guidelines including Planning Department, Building Department, Fire Department and Health Department regulations. The SIR will also include a summary of all existing utility services near the proposed site as well as a contact list of all governmental agencies who will be involved in the approval of the project. An additional benefit of the SIR is that we, RSI Group, are able to establish an upfront relationship with the city/county/state and obtain preliminary feedback to determine the feasibility of the development of the site. |
